History is preserved in beautiful Rockford Park

The Overlook at Rockford Falls is located within walking distance of Rockford Park and Bancroft Mills. This area had humble beginnings dating back to 1831, when English immigrant John Bancroft opened a textile mill. At the time, the mill was the largest of its kind in the country. By the 1930s, it was the largest mill in the world that was still standing.

The Bancroft family had a love for the arts, and is credited with the opening of the Delaware Art Center in 1938. Within the center lies the Delaware Art Museum. Highlights include a 9-acre sculpture garden, various exhibits of modern American art, and weekly studio art classes.

The Bancroft’s preservation efforts also include Alapocas Run State Park, located within Brandywine Valley. The parkland contains 26,000 square feet of playground for kids called the Can-Do Playground, which also includes an old quarry with a fully functional rock-climbing wall.

Live in a home surrounded by scenic natural beauty

Not far from Bancroft Mills lies Rockford Park, one of the oldest parks in Wilmington. It was donated to the city by the Bancroft family in 1889. The park contains a 100-year-old stone water tower as its main focal point, but also features numerous hiking paths, acres of woodlands, plentiful green spaces, tennis courts and an off-leash dog park — all available for residents of The Overlook at Rockford Falls to take advantage of. Joggers, bike riders, picnickers, and kite flyers couldn’t ask for a more serene setting.

5 Ways to Boost Your Home’s Value

home value, house value, property valuesAs soon as you become a proud homeowner, you’ll likely start to think about your home’s value. Home value is a major issue, and not just for homeowners who are getting ready to put the property up for sale. By increasing your home’s value, you’re also increasing the equity you own in your home.

It’s not difficult to improve your home’s value, and you can always hire a home contractor in Delaware to do the heavy lifting for you.

1. Add an elevator

Residential elevators aren’t just for billionaires and city slickers living in high-rise apartment buildings. There’s been a rising trend lately in home buyers looking for townhomes with elevators, and homeowners planning renovations to add them. Elevators allow seniors to age in place, even if they have a multi-story home. They assist families with young children (ever try to carry a heavy laundry basket down the stairs with a small child getting underfoot?), and they’re an ideal option for people who once considered single story living.

2. Replace the hardware

One minor home improvement task that will boost value is replacing aging, loose, or worn-out hardware. Go on a shopping trip and look for new doorknobs and hardware for your kitchen cabinets. Don’t forget handles and knobs for your bathroom vanity cabinets!

3. Spruce up your landscaping and hardscaping

Curb appeal is a major factor in a home’s value. Trim overgrown hedges and bushes, add some fresh mulch to the flowerbeds, and plant some attractive chrysanthemums, peonies, and colorful, ornamental grasses. If your home lacks hardscaping, consider adding a retaining wall. Other options for boosting your home’s value include installing a water feature, building a stone walkway, and putting in a patio.

4. Improve energy efficiency

Energy-efficient homes are a trend that will never go out of style. Some homeowners are concerned about the depletion of the earth’s natural resources, and feel that it’s their civic responsibility to reduce their carbon footprint. Other homeowners are tired of spending their paychecks on utility bills, and would like to stop throwing cash out a drafty window. Regardless of the reason, an energy-efficient home is a more valuable home. Consider replacing old windows, installing a high-efficiency furnace, and upgrading to Energy Star-rated appliances in your kitchen and laundry room.

5. Finish the basement

A finished basement can make a world of difference for a family. And if you’ve decided to install a residential elevator, it will be more accessible than ever. Finished basements add a great deal of livable square footage to a home. They also provide extra storage spaces, without the mold and mustiness that is characteristic of an unfinished basement.

The Overlook at Rockford Falls: So Many Attractions Close to Home

Portrait of a happy mother and son playing outdoors in the parkSummer is a great time to make a getaway to an exciting destination, but choosing the right home location can make every day feel like an exciting getaway. Montchanin Builders believes that the Rockford Park area of Wilmington is one of those locations, which is why we chose this special setting for our new master-planned community, The Overlook at Rockford Falls.

Here are a few events and destinations to seek out near Rockford Park. Spoiler alert – there is a little of something for everyone, from the history buff to the jogger to the family looking for family friendly entertainment.

Rockford Tower

The centerpiece in Rockford Park, Rockford Tower has stood overlooking the Brandywine River for more than 115 years. The landmark cylindrical stone building is 75 feet tall and was originally used as a water tower and observation deck. The surrounding Rockford Park offers both large rolling green space and enchanting winding woods, the perfect location for a jog, picnic, afternoon of flying kites, or a hike.

Rockford Park also hosts events throughout the year, including the annual Wilmington Flower Market. This huge volunteer-driven event is held each spring on Mother’s Day weekend to benefit Delaware children through childcare agencies.

Brandywine Zoo

Also along the Brandywine River, the Brandywine Zoo in Brandywine Park, offers the perfect day trip for singles and families alike. There are numerous attractions for the kids like story time and regularly-scheduled reptile shows.

Even the adults can have some fun with the annual 21-and-older fundraiser, Brew at the Zoo, and Wine Too! event put on by the Delaware Zoological Society. The after-hours event features beer and wine tasting and light food courtesy of local restaurants each September.

Free concerts in the park

Take advantage of free concerts at two local locations throughout the summer. Check out a blues, soul, folk, or indie show on a Monday evening at Rockford Tower. On Wednesday evenings, you can take in a jazz, hip hop, funk, or reggae artist at the Sugar Bowl at Brandywine Park.

For more music events, the audiophile can find endless options at Wilmington’s Grand Opera House and the nearby World Cafe Live at the Queen venue, as well as three music festivals each year.

Take in an event at the museum

Follow the Brandywine Creek just north from Rockford Park to find the Hagley Museum and Library. Founded in 1957 by E.I. duPont, the museum focuses on the role of industrial technology in early American history. Tour the museum to see the inner workings of a restored gunpowder mill and workshop or go on a photography walk through the museum’s 235 green acres.

The museum also offers special events throughout the year for both members and nonmembers. Check out the car show in September, a bike and hike featuring craft beer in July, and Summer Saturdays with activities like barrel races, fishing, and kid-friendly science themes.
