New Year, New Addition? Find the Best Home Addition Contractors in Delaware

couple christmas treeIt’s a New Year, which may prompt you to set goals for improving your living space in 2015. Home additions are a great way to stay in the neighborhood you love, close to the amenities you need, and avoid the hassle of a move, while living in the space of your dreams.

Did you know that every 1,000 square feet of space you add to your home boosts resale value by 3%? Montchanin Builders is one of the best home addition contractors Delaware has to offer. Craftsmanship, communication, comprehensiveness, and creativity are the hallmarks of our home renovation work.

Craftsmanship

It goes without saying that the #1 factor for choosing home addition contractors in Delaware is finding a company that can get the job done right the first time. No one wants to endure the stress of substandard work and having to hire another contractor to fix the sloppy mistakes. We understand that something as little as uneven baseboards or an errant brushstroke on a paint job can drive homeowners crazy, especially when their precious home equity dollars are on the line. That’s why every job we do is overseen by a supervisor who visits the job sites regularly to make sure workers are adhering to the highest standards we’re known for in our new home construction business. Over the years, we have been diligent in selecting top craftsmen with reputations for skill, durability, and precision.

Communication

Having a torn-up house for a little while can be stressful – whether you are continuing to live there while the work is being done, staying with a friend, or enjoying a staycation in a local hotel. A team leader will communicate with you every step of the way. We respect your desire to return back to normalcy in your new and improved home as soon as possible. We’ll provide you with an estimated timeline for each step of the project, keep you notified when the materials arrive, and let you know which team members will be coming to your home to work each day, so there are no surprises.

Comprehensiveness

Most Delaware residents hire a home additions contractor because it’s the quickest, easiest way to get the job done – a truly professional job at that! We cover every aspect of the project — from seeing you through the design process, drawing up the blueprints and assisting you with finance options, to securing the permits, buying the materials, managing the sub-contractors, and hauling away the trash. We leave no stone unturned, no question unanswered, and no doubt in your mind that you’ve selected the right company to complete the job.

Creativity

Montchanin Builders has been featured on HGTV for our professional design work. If you have a general idea of what you want but need to iron out the details, you can take a walk through our design center to see, touch, and experience different aesthetics. If you’ve ever seen a Montchanin Builder home, you know that we are on top of modern and contemporary trends with sophisticated architectural features that withstand the test of time.

Residential Real Estate Predictions for 2015

H-22soldAccording to Freddie Mac’s economic and housing market outlook published this past November, homebuilding and home purchases are expected to ramp up in 2015, thanks to a robust economy and better paying jobs.

The U.S. housing recovery slowed noticeably in 2014 – marked by a 6.4 percent increase in home prices, down from a 10.6 percent increase in 2013. Predictions for next year’s residential real estate market can confound even the most seasoned of experts. But one thing economists can agree on is a rise in mortgage rates for 2015, with some experts predicting a 30-year rate ending at 5 percent by the close of next year – up from the average 4 percent.

Housing and real estate projections for 2015

The following projections are offered by economists at Freddie Mac:

  • Rising mortgage rates: Economists speculate that mortgage interest rates will increase in 2015. Recently, homebuyers could secure a 30-year fixed-rate mortgage at or just below 4 percent. Experts predict rates will hover between 4.6 to 5 percent by the end of 2015.
  • Declining home prices:  Home appreciation values have slowed to 4.5 percent in 2014, down from 9.3 percent last year. This is expected to drop further in 2015 to an average of 3 percent. “Continued house-price appreciation and rising mortgage rates will dampen affordability for home buyers,” say Freddie Mac economists. “Historically speaking, that’s moving from ‘very high’ levels of affordability to ‘high’ levels of affordability.”
  • More homebuilding: 2015 may see as much as a 20 percent increase in homebuilding compared to this year. This will facilitate total home sales to grow 5 percent, marking one of the top sales paces in eight years.
  • Single-family originations: Mortgage originations for single-family homes is expected to drop by 8 percent, thanks to fewer home refinancings.
  • Multi-family mortgage originations: Mortgage originations of the multi-family sector have grown 60 percent over the last three years. This will likely continue through 2015, with mortgage originations slated to increase some 14 percent.

Investor’s Business Daily Says Single Family Home Sales Are Up

Delaware construction management sold signImportant single family housing indicators are up significantly, according to the November 19th issue of Investor’s Business Daily. Overall, housing starts totaled over 1 million units in October, a decrease of 2.8% versus September. But that percentage downturn reflects double digit declines only in new construction apartments and multi-families.

Delaware custom home builders on alert as credit rules loosen

The news is all good, however, in the single family class. Single family home starts rose a solid 4.2% in October. This follows an identical 4.2% increase in September from the month before. Overall, single family starts are up 15.4% over the last twelve months. Other indicators of a growing housing market are equally robust. Overall, building permits were up almost 5%, the fastest pace in the last six years. Single family permits are also at a six year high.

The optimism is due in part to cheaper credit—the average 30 year fixed mortgage rate fell a basis point to 4.18%, a sizable drop from the 4.72% at the beginning of 2014—solid job growth, and the Fed’s loosening of credit rules to encourage buyers to finally come out of the shadows.  As a result, the Mortgage Bankers Association reported that the mortgage applications index rose just under 5% in the week ended November 14. And as further proof that the single family market is hot, loan demand for buying a home jumped up 11.7%, the largest weekly gain since the summer of 2013.

Philly’s Top 5 Historic Attractions

Colonial estates, Independence Hall, fascinating museums and a nearly 200-year-old penitentiary: The City of Brotherly Love features some of our nation’s most notable historic landmarks.

Philadelphia is widely considered the birthplace of America – the city where our Founding Fathers signed the Declaration of Independence. Today’s historic Philadelphia offers insight into our country’s early history, whether you’re visiting the Liberty Bell Center or exploring the cavernous and decidedly creepy Eastern State Penitentiary, once the world’s most famous high-tech prison.

Also renowned for its vibrant culture and sizzling nightlife, Philly is a short jaunt from several bedroom communities, where commuters simply hang their hats for the night. For those searching for move in ready homes near Philadelphia that have real heart and soul, Darley Green offers the best of both worlds. These new construction condos and townhomes are just 20 minutes from Philadelphia’s historical landmarks, but are also situated close to Claymont’s own cultural attractions and family-friendly points of interest.

Ideally located in Delaware’s burgeoning Claymont Renaissance District, this elegant master-planned community puts recreation, entertainment and excellent schools all within reach.

Philadelphia’s top 5 historic attractions

Though far from exhaustive, this list includes some of the most popular historic attractions in Philadelphia that are sure to delight weekend travelers and history buffs alike.

  1. Independence Hall – Take an interactive tour of this red Georgian style building dating back to 1753. Part of the independence National Historic Park, the building is where both the Declaration of Independence (1776) and our U.S. Constitution (1787) were signed and adopted. Open daily, tickets (free or $1.50 if purchased in advance) are required for admission.
  2. Liberty Bell Center – Boasting millions of visitors every year, the Liberty Bell Center is just a block away from Independence Hall, and stands as a timeless symbol of our nation’s independence. The pavilion also includes exhibits and videos about this iconic bell, explaining its origins and how it became a worldwide symbol for freedom.
  3. John Bartram House – Spanning more than 46 acres, this estate features our country’s oldest surviving botanical gardens, overlooking the west banks of the Schuylkill River. The original stone house was erected circa 1730, and served three generations of Bartrams (Quakers), who planted and tended a vast collection of North American trees and flowering plants.
  4. Betsy Ross House – A $7 ticket grants you a guided tour to the birthplace of our beloved American Flag, where entrepreneur and seamstress Betsy Ross crafted our stars and stripes. The house was built more than 250 years ago and was home to several artisans before opening to the public as a museum.
  5. Eastern State Penitentiary – This hulking castle of a prison is somewhat incongruous on stately Fairmont Avenue. Made a national historic landmark in 1965, ESP was built to reform rather than punish, and was opened in 1829 as the world’s first high-tech penitentiary. Daily tours of spine-chilling isolation cells, which held Al Capone for a time, are available with audio narration done by actor Steve Buscemi.

Top Trends in Kitchen Remodeling

kitchen remodelingThe time-tested real estate maxim that kitchens and bathrooms are what sell houses really has proved true for countless home buyers and sellers. This is because these rooms, particularly the kitchen, play such a pivotal role in most people’s everyday lives, and when they are designed thoughtfully and functionally, the results can be remarkable.

If you have decided that your kitchen space is need of a thorough remodel, the Delaware kitchen remodeling professionals of Montchanin Builders are ready to provide the assistance you need. Known for providing unrivaled customer service and high quality workmanship on every project, our team of contractors is ready to make your dream kitchen a reality.

Top trends in kitchen renovation

  • Kitchen as family center: The notion that the kitchen is the heart of the home has never been more relevant than it is today. Whether it is a routine Wednesday night or a holiday party for extended family, people simply seem to gravitate toward the kitchen as a fun, happy space to congregate. This propensity is increasingly being incorporated into kitchen design, as large islands are built to serve double duty as dining tables and cabinetry is made to resemble fine furniture that might be found in other areas of the home. Banquette-style seating arrangements can provide additional accommodation for times when everyone just wants to be where the action is.
  • Specialty work stations: As growing numbers of individuals are becoming involved with food and wine-related hobbies, specialized work zones within kitchens have made their way into many kitchen renovation projects in recent years. Depending on the tastes and interests of the homeowner, it is possible to create a baking zone complete with pizza oven and marble-topped dough-rolling station or even a wine-tasting area that would please the even the most fastidious oenophile. Integrated espresso machines and commercial-grade equipment for coffee lovers have also made real gains in popularity among kitchen remodelers of late.
  • Dedicated, walk-in pantries: The popularity of shopping at warehouse clubs and through online retailers offering bulk quantities of all sorts of household necessities has caused the walk-in kitchen pantry to become one of the hottest trends in kitchen renovations. These spaces can be artfully designed to blend in with custom cabinetry and can also feature space-maximizing shelving solutions. By storing canned goods, paper products, snacks and staples in the pantry, cupboards and drawers remain free to house utensils and gadgets or display glassware and china.
  • High-tech innovations: The technology craze that has taken most lives by storm has also made its way into modern kitchen design. Electronics of all descriptions are becoming increasingly common in new kitchens, including things such as hidden sound systems, televisions integrated into refrigerator doors and an array of computer-controlled appliances. Those interested in having the latest and greatest in kitchen functionality may want to give some consideration to a high-tech remodel of this all-important room.
  • Sustainable beauty: An increasing number of homeowners undertaking kitchen remodels are doing so with an eye toward environmentally-friendly, sustainable materials and design. Eco-oriented products such as recycled glass countertops, low-emitting particleboard surfaces and cabinetry combining bamboo and low-formaldehyde glue have taken their place atop the list of highly desirable kitchen renovation trends.

Basement Remodeling Trends for 2014

basement jam spaceFor many homeowners considering a total renovation, the basement is frequently last on a long laundry list of remodels. But as many Delaware families know, the basement – once converted into a comfortable, functional and livable space – is one of the most popular rooms for chill-out time, a movie night, or a play space for active little ones.

Renowned for their Delaware home renovation and remodeling services, quality craftsmanship and reasonable prices, the team at Montchanin Builders wants to pass along some of the top trends in basement remodeling for 2014.

With the guidance of our expert professionals, basement remodeling in Delaware has never been simpler or more economical.

Top trends for basement remodeling in Delaware

Whether you’re working on a tight budget or want to make a splash on a complete transformation, remodeling your basement should be a fun and stress-free process. There are myriad ways you can turn an uninspired room into an inviting space that captures your personality, style and taste.

Ready to transform a boring or outdated basement into something you can truly be proud of? Take a look at these basement remodeling trends for 2014:

  • Upscale vinyl flooring: Hardwood floors are gorgeous, but are costly and sometimes difficult to maintain – especially in humid areas. Vinyl flooring is making a huge comeback thanks to its moisture-resistance and ease of care. Choose from a variety of textures, patterns and colors (many of which mimic the luxurious look of hardwood) to make a statement in your basement.
  • Importance of good lighting:  Long gone are the days of dark and dank basements. Good lighting is essential, whether you choose to install the ever-popular recessed lighting fixtures, which are great for lower ceilings, or adding accent lights to showcase artwork or family photos.
  • Go rustic with your walls: Natural slate or stone wall tiles can do wonders for the ambiance of your remodeled basement, giving the room an ageless feel. The rough textures and organic color palettes add depth as well.
  • A ceiling overhaul: Any basement renovation should be approached as a holistic process, including the floors, walls, lighting and ceiling. For the utmost effect, it’s important to finish your ceiling so that it complements the rest of the room. Many homeowners choose to hide unsightly pipes and duct-work with paneling or drywall, which is then painted in the color of your choice.
  • Custom storage space: If your basement is the go-to spot for toys, old workout gear and odds and ends that you just can’t seem to part with, built-in storage space may just be the answer. A cluttered basement is not conducive to recreation or relaxation, but this is easily remedied with sophisticated shelves and storage space built into your basement walls. At Montchanin Builders, our design experts can outline several custom storage systems for your basement remodel.
  • Customize colors for your space: Craving a quaint and cozy space? By painting the ceiling and walls the same color, your basement will feel warmer and more welcoming. If your ceilings are particularly low, consider a lighter shade to give the illusion of height. Prefer an in-home theater? Black walls and ceilings will not only give a striking visual effect, the color lends itself to the whole movie-watching experience.

Delaware Bathroom Renovation: Five Leading Trends

bathroom remodelThere was a time when bathroom design was an afterthought compared to the renovation of more public areas of one’s home, like the living or dining rooms. In today’s world, however, many homeowners are beginning to see the bathroom as a place of private refuge, not just for “washing up,” but for quiet and reflection, for relaxation, or for personal entertainment at the end of a long day.

If you are considering a Delaware bathroom renovation, Montchanin Builders would like to introduce you to five significant trends in bathroom remodeling that will provide guidance for both stylish aesthetic renewal and smart, long-term design for your bathroom.

Five trends to look for in Delaware bathroom renovation

  • Universal design: It would be a great shame to pour resources into the bathroom of your dreams only to find that limitations of age or illness prevent you or your partner from enjoying it. Universal design refers to the practice of designing a space that is useful for everyone, no matter what physical limitations they may be experiencing. Rather than having to add unsightly features later, why not incorporate them into the bathroom design beautifully now? Montchanin Builders can build in tub or shower access, safety handles, easy to open or maneuver features, foldaway shower seats, and other facets of bathroom design that may be both beautiful and necessary in later years.
  • Water-saving features: At Montchanin Builders, our home renovation experts can install low-flow toilets, hands-free faucets, and water-saving showers that are easy on the environment without sacrificing the luxury you have been waiting for in your bathroom refuge. Ask our builders about the fixtures now available.
  • Hidden fixtures and storage: A well-designed modern bathroom can hide unsightly elements or tuck away storage that is not always needed in order to achieve a sleek, minimalist look. Ask our builders about such innovations as concealed toilets, tubs that double as tanning beds, and other ingenious design solutions.
  • Bold colors, textures, and patterns: Why be safe and conventional in the bathroom when it comes to colors and patterns? Surfaces of all kinds can be covered in decorative tiles or other materials that make use of bold and unusual patterns. Strongly contrasting colors in wall covering have also been embraced in recent design, though subtle but elegant looks are also available. The important consideration is that you not settle for boring; it’s not “just” the bathroom!
  • High-tech: Do you want to watch high-definition TV while you bathe? Enjoy a state of the art stereo system while you shower? Need features such as refrigerated cabinets for beverages, medications, or specialized skin care products? Are you tempted by the high-tech toilet with aroma or temperature controls? Montchanin Builders can install any of these features in your dream bathroom!
