Residential Real Estate Predictions for 2015

H-22soldAccording to Freddie Mac’s economic and housing market outlook published this past November, homebuilding and home purchases are expected to ramp up in 2015, thanks to a robust economy and better paying jobs.

The U.S. housing recovery slowed noticeably in 2014 – marked by a 6.4 percent increase in home prices, down from a 10.6 percent increase in 2013. Predictions for next year’s residential real estate market can confound even the most seasoned of experts. But one thing economists can agree on is a rise in mortgage rates for 2015, with some experts predicting a 30-year rate ending at 5 percent by the close of next year – up from the average 4 percent.

Housing and real estate projections for 2015

The following projections are offered by economists at Freddie Mac:

  • Rising mortgage rates: Economists speculate that mortgage interest rates will increase in 2015. Recently, homebuyers could secure a 30-year fixed-rate mortgage at or just below 4 percent. Experts predict rates will hover between 4.6 to 5 percent by the end of 2015.
  • Declining home prices:  Home appreciation values have slowed to 4.5 percent in 2014, down from 9.3 percent last year. This is expected to drop further in 2015 to an average of 3 percent. “Continued house-price appreciation and rising mortgage rates will dampen affordability for home buyers,” say Freddie Mac economists. “Historically speaking, that’s moving from ‘very high’ levels of affordability to ‘high’ levels of affordability.”
  • More homebuilding: 2015 may see as much as a 20 percent increase in homebuilding compared to this year. This will facilitate total home sales to grow 5 percent, marking one of the top sales paces in eight years.
  • Single-family originations: Mortgage originations for single-family homes is expected to drop by 8 percent, thanks to fewer home refinancings.
  • Multi-family mortgage originations: Mortgage originations of the multi-family sector have grown 60 percent over the last three years. This will likely continue through 2015, with mortgage originations slated to increase some 14 percent.

Investor’s Business Daily Says Single Family Home Sales Are Up

Delaware construction management sold signImportant single family housing indicators are up significantly, according to the November 19th issue of Investor’s Business Daily. Overall, housing starts totaled over 1 million units in October, a decrease of 2.8% versus September. But that percentage downturn reflects double digit declines only in new construction apartments and multi-families.

Delaware custom home builders on alert as credit rules loosen

The news is all good, however, in the single family class. Single family home starts rose a solid 4.2% in October. This follows an identical 4.2% increase in September from the month before. Overall, single family starts are up 15.4% over the last twelve months. Other indicators of a growing housing market are equally robust. Overall, building permits were up almost 5%, the fastest pace in the last six years. Single family permits are also at a six year high.

The optimism is due in part to cheaper credit—the average 30 year fixed mortgage rate fell a basis point to 4.18%, a sizable drop from the 4.72% at the beginning of 2014—solid job growth, and the Fed’s loosening of credit rules to encourage buyers to finally come out of the shadows.  As a result, the Mortgage Bankers Association reported that the mortgage applications index rose just under 5% in the week ended November 14. And as further proof that the single family market is hot, loan demand for buying a home jumped up 11.7%, the largest weekly gain since the summer of 2013.

Delaware Home Builders in Demand in Extremely Active Real Estate Market

Affordable Homes DelawareA sharp uptick in the price of a single family home as compared to twelve months ago and very brisk home buyer activity highlighted the 2014 second quarter home sales statistics as reported by the Sussex County Association of Realtors.

The numbers are right in line with the upward trend in the strengthening Delaware real estate market, as the country continues to emerge from a stagnant economic environment into a growth-oriented one.

Brad Riedle, 2014 SCAOR president said, “We continue to be buoyed by these strong numbers…We always try to stay cautiously optimistic when it comes to the future, but the data continues to be strong, and we look forward to a strong second half of 2014 and beyond.”

The key statistic for both buyers and sellers of course is “how much will it cost if I want to buy a house?” and “how much money can I make if I decide to sell?” According to the statistics for the second quarter of 2014, it will cost a home buyer in Sussex County 12% more to buy an average three bedroom home than it did twelve months ago. The median price of a three bedroom homes is up to $271,239.

The timing may be just right to test the market for a new home

That’s a significant price hike brought about by a few factors—a growing confidence that the worst of the economic doldrums may be behind us, a continuation of extremely favorable interest rates, and in some ways, a release of pent up demand to realize the American dream of owning a house while the getting is still good.

When home seekers have the buying power that low interest rates provide and a still affordable inventory of homes to look at, the law of supply and demand takes over and prices tend to rise.
