The Role of Natural Light in Choosing a New Home

There are so many factors home buyers look for when they’re shopping around. A house is the biggest investment most families make, and so it makes sense to take your time and compare the details. If you’re a first-time home buyer in Wilmington, Delaware, one of the factors you might want to consider is the amount of natural sunlight a house receives. Sunshine is so important for your overall health—plus, it improves the energy efficiency of the home!

Benefits of natural sunlight

There is plenty of scientific evidence to suggest that natural sunlight is beneficial for human health. Perhaps the most well-known benefit of sunlight is the vitamin D it produces in human bodies. Vitamin D is the only vitamin that can be synthesized through a photosynthetic reaction. It’s essential for strong bones, cancer prevention, and heart health.

Even if you were already familiar with the benefits of the “sunshine vitamin,” you might not have known that natural sunlight can make you more productive in the office. This is because sunlight is a key regulator of melatonin, a hormone. As sunlight enters the optic nerve, it triggers the cessation of melatonin production. When sunlight ceases entering the optic nerve, melatonin production begins again. This regulates the sleep-wake cycle. In other words, if you don’t get enough natural sunlight during the day, you’re more likely to suffer from daytime sleepiness and subsequently, poor work productivity.

Sunlight exposure triggers the production of another hormone, called serotonin. If serotonin levels are too low, people are at an increased risk of depressive disorders. In other words, living in a home with plenty of natural sunshine can help boost your mood.

Finding a home that optimizes natural sunlight

Now that you’re familiar with the benefits of natural sunlight for your family’s well-being, it’s time to take a look at shopping for a home that maximizes light exposure. Perhaps the most important factor is the positioning of the house. Since the U.S. is in the northern hemisphere, all walls facing south will receive the most amount of sunlight throughout the day. Look for a home that places the longest wall facing south. Ideally, this wall would have few to no offsets.

The interior layout of the house can also play a role in optimizing natural light. It’s a smart idea to put the rooms that receive the most daytime activity on the south-facing wall. And of course, that wall should ideally have lots of large windows. This is why architects often place bedrooms along the north-facing wall.

What Do I Need to Buy a House in 2019?

Buying a house is a major financial and logistical undertaking. The process can take months, and it can sometimes be stressful, especially if you’re buying a home for the first time. Below, we’ll explain exactly what you need so you won’t feel so much like a fish out of water during this complex process.

Are you a Wilmington, Delaware first-time home buyer? Contact Montchanin Builders for answers to your questions about the Wilmington DE real estate market, and to learn about our special financing options for first-time home buyers, which allow you to reap the benefits of of some of the industry’s lowest closing costs and rates. We are delighted to partner with Supreme Lending, ranked one of the Top 100 Mortgage Companies in America.

A Good Credit Score

Credit scores range from 300 to 850. The higher your score the better. While there is no official cut-off range, a borderline acceptable minimum score to be considered for a loan is usually around the low 600s. Scores above 740 are considered stellar and make you a model candidate for many loan options. To keep your score elevated, always pay your bills on time and try not to max out your credit cards. Frequently opening new credit card accounts may also hurt your score.

Solid Employment

Lenders prefer applicants with a solid work history, preferably with the same company for at least two years.  This shows that you have a stable source of income. Independent contractors may still qualify, but may be seen as a higher risk since they may not receive a consistent paycheck. When in doubt, ask your mortgage lender!

A Good Debt-to-Income (DTI) Ratio

Your DTI ratio is essentially your total monthly debt payment divided by your monthly gross income. Most lenders require a DTI ratio below 41%. If you earn $5,000 monthly, and your monthly debt payment (which includes the mortgage) is $2,000, then you would have a DTI ratio of 40%. There are programs available that allow for a higher DTI ratio, so don’t let these numbers scare you. Your lender will let you know possible ways to pay off debt to get you within the bracket that works best for you.

Enough Budget for a Down Payment

First-time home buyers will need enough money to cover the down payment, which is usually between 3.5% to 5% of the property’s total price. The figure may be a bit higher for second-time homebuyers because they have had more time to save.

In Delaware, there are programs available to help you with down payment and closing cost assistance! Supreme Lending will be able to qualify you and find the best program available for your financial situation. Ask how you could get up to $15,000 towards your new home purchase on select lots at Darley Green with the use of NCC WF Program, preferred lender and settlement attorney.

Setting Aside Additional Cost

You have other costs to consider besides the down payment. This includes homeowner’s insurance; this is mandatory if you’re taking out a mortgage. It’s also the buyer and not the seller that needs to cover the cost for a home appraisal, which usually runs between $400 and $600.

How Do I Choose the Right Floor Plan for My New Luxury Home?

Choosing your dream home in the Wilmington area can be one of the most exciting times in your life! The floor plan you choose for your new house can have a significant impact on your lifestyle, offering you a comfortable arrival at the end of the day while making your everyday activities more enjoyable.

Choose your size

Homeowners can have vastly different needs in regard to the space requirements of their new home. An individual or a couple may feel intimidated by a large home, while squeezing a large family into an undersized home creates a cramped and problematic living situation. Lifestyle choices can factor in as well, as active family members with interests such as art and outdoor sports will likely require more space for their activities.

For these reasons, choosing the ideal floor plan for your home starts with understanding how the size of your home will suit your individual needs and lifestyle. Assess how many rooms you will need for yourself, your partner, children and any family activities, as well as the appropriate number of bathrooms to accommodate family members and visiting guests.

Consider your design taste

Every prospective homeowner has unique design sensibilities, but in general those who prefer their living spaces to be more separate and defined will lean towards a traditional floor plan, while those who prefer a living environment that flows from space to space might want to consider an open floor plan.

Decide as early as possible in the process what your foremost priorities are and what you can adjust to living with or without.

For example, larger windows will beautify your home with ample natural light, but typically result in higher heating and cooling bills than in homes with more standard windows. A spacious floor plan with minimal divisions can create a unified and cohesive aesthetic, but can reduce privacy in some areas or make it more difficult to separate entertaining spaces from a home office or other quiet rooms.

Consult with a professional

Most prospective homeowners have a range of ideas about what they want from their future home, but a real estate or design professional can offer experienced insights on factors that may not be immediately apparent. They can provide direction concerning how your design choices will affect energy costs, information on local resources, and insights on proper maintenance for your chosen amenities.

Go with what feels right

While it is true that industry professionals can help guide you to options that are usually a good fit for prospective homeowners like you, at the end of the day, you are the one who will be living in the space you choose.

The perfect space for your life to unfold should feel comfortable and inviting, and you should always take your instincts into consideration when touring different floor plans to find the one that’s right for you. Contact Montchanin Builders today to start finding your way home.

Your dream home could be in the beautiful Wilmington area! Contact Montchanin Builders to learn more about our luxury townhomes in Wilmington DE, and discover a floor plan perfect for your needs.

Woman decluttering, throwing away things from a house

3 Tips for Decluttering Your Home

A house full of clutter doesn’t just look unappealing; it can also affect your mood and productivity. It’s hard to get things done in the midst of chaos. Some people even find that too much clutter makes them feel more stressed out. And the longer you delay organizing your home, the worse the clutter will get. But there’s good news. If your New Year’s resolution was to declutter your home, you don’t have to completely overhaul each room right away. Start small and do a little more each day. Before you know it, you’ll have a beautifully organized home worthy of a Zen master.

Create a sustainable system for your entryway

Does your family usually enter through the front door or the mud room? Whichever entry point receives the most traffic, focus your efforts there first. You’ll need a coat rack or hooks to receive outerwear. If you have a coat closet that’s jam-packed with miscellaneous items, that should be the first thing to declutter.

Next, add a storage space for shoes. A bench with storage underneath will work well for the entryway. You’ll also need a designated space to hold keys, or a key rack on the wall. These designated storage spaces create an organizational system that’s easy for family members to follow, which will reduce future clutter.

Deal with paperwork and junk mail

Junk mail and miscellaneous papers comprise a significant portion of the clutter in most homes. Your first step is to get all of it together in one place. Then, sort it into three piles: One to discard immediately, another for the shredder, and a third to keep. Now that you’ve got your papers under control, you’ll need an inbox tray or basket. Ask all family members to put the mail and any other papers in the inbox tray. Several times per week, sort through it to prevent it from getting out of control again.

Visit donation drop-off points

Your community probably has a Goodwill shop or consignment shop, or perhaps those receptacles for donated clothing placed in strategic areas. Become acquainted with these drop-off points, and use them frequently. As you work through the rest of your home, put items you don’t need and will likely never use again in a box. After a decluttering session, put the box in your car immediately and drop off the items the next day. You’ll love the satisfying feeling you get each time you get rid of another box of clutter.

5 Things to Buy After Buying a Home

Before you can fully settle into your new home, there are a few things you need to pick up at the store. Here are a few items to include on your shopping list. To help you acclimate, we suggest acquiring these items within hours or days after moving in.

1. Cleaning Supplies

The previous homeowner likely cleaned up before moving out. However, you will attract a lot of dirt and debris as you haul your possessions inside. You will need a range of cleaning supplies. Consider the following:

  • Mop and tile cleaner
  • Broom and dustpan
  • Vacuum (if the home has a carpet floor)
  • Window spray and roll of paper towels
  • Air freshener

2. Food

It’s fine to order takeout in the first day or two after moving in. However, that quickly gets tiresome; plus, it’s not exactly a healthy option. The sooner you can prepare homemade meals the more quickly you can adjust. By the second day, you should be shopping at the local supermarket to stock the fridge and pantry with fresh food.

3. New Key and Locks

As a safety precaution, we recommend changing all the locks. This includes the lock for the front and back doors, and even the remote opener for the garage door. The previous owner may have given copies of their keys to relatives, friends, and coworkers. It can be unsettling that people you don’t know have access to your home.

Replacing your front door with keyless entry can help. Forget your keys, no biggie – punch in a code and you’re all set!

4. Garden Supplies

Don’t forget the outdoor portion of your new home. You will want to renovate your patio to make it suit your personal taste. You may need maintenance items like sheers, a lawn mower, weed wacker, etc. Of course, not all homeowners may need these supplies. If your new home is part of a homeowner’s association, then there should be hired gardeners that handle lawn maintenance for you.

Other garden add-ons include:

  • Patio furniture set
  • Your favorite potted plants
  • Seeds, if you enjoy growing your own plants, flowers, or vegetables
  • Décor items like lawn gnomes and fountains

5. Comfort Items

This one isn’t really a priority, but it helps make the place feel like home sweet home, especially if it’s in an entirely new city or town. Buy whatever items make you comfortable. If you enjoy burning candles, for example, then buy scented pillar candles. Other examples include pillows for the sofa or new photo frames for photos that you previously stored away.

3 Reasons to Make Buying a Home Your New Year’s Eve Resolution

Most New Year’s resolutions are related to health and finances. The start of the New Year is also about fresh beginnings. What better way to start life anew than by buying a new home? The Wilmington area is an especially nice place to settle for families, young couples, professionals and retirees. We suggest home hunting early in January or even before 2018 comes to a close. Here’s a list of a few reasons why the start of the New Year (and 2019 as a whole) is the ideal time for new top home buyers.

1. Less Competition

According to studies, home sales peak during the months of May and June. That’s when competition is at its highest. That means if you find your dream home during this time, odds are that you’ll be bidding heavily with other prospective buyers. This makes sense, since late spring and early summer is when kids get out of school. Moving during this time ensures minimal disruption for children, though buyers will face stiffer competition.

2. Available Services

Buying a new home means moving out of an old one, or moving out of an apartment. If the former, then you will need to hire a real estate agent. You will also need to rent a moving van and/or hire a moving crew to transport your belongings. If you sell and buy during the aforementioned peak months, then that means less availability, since these services might be fully booked. Such services also charge higher rates during peak seasons.

3. Home Buyers Are Aplenty

If you’re selling an existing home in the process, then indicators suggest 2019 is a good time to place your home on the market. Economists predict 2019 to be a good year for sellers for these two reasons:

  • There will be a projected uptick of foreign property investors, higher-paying jobs, and lower taxes
  • As millennials get older, more will enter the housing market. This is a deviation from old trends that suggest millennials are primarily renters or still live with their parents.

These factors should make selling your existing home easier. On the flip side, it might also make the buying part more competitive. This is all the more reason to start early in the year before the peak season beginning in late spring.

4 Creative Housewarming Gift Ideas

There are so many exciting aspects of buying a new home in Delaware: From meeting new neighbors to figuring out which is your new favorite coffee shop. Throwing a housewarming party is just one more fun way to celebrate new homeownership. If you’re attending a housewarming party as a guest, you won’t have to worry about decorating the house or arranging the catering. But you should bring a housewarming gift to show your appreciation. Here are a few creative ideas to inspire you.

Practical gifts

Many homeowners prefer practical gifts over knickknacks. If your friend is a first-time homeowner, consider gifting a basic tool set. It’ll make it easier for your friend to assemble new bookshelves and get crafty on the weekends. Along those lines, consider gifting a picture hanging tool so your friend can hang perfectly straight pictures in the new house.

Another practical choice, which many homeowners don’t own but should, is a fire extinguisher. Every building needs one. Residential fire extinguishers are small and easy to tuck out of the way. These days, you can even find fire extinguishers with different colors and patterns on the case.

Small stuff

Small gifts can be just as thoughtful as big ticket items. Consider assembling a gift basket of useful and unique items for your friends. You could have address labels made for the new residence. Chalk labels are always helpful for organizing items in the kitchen or craft room. Toss in a home maintenance guidebook, some fancy candles, and a personalized cheese board to complete the gift basket.

Edible housewarming gifts

Nothing says “Welcome to the neighborhood!” quite as well as edible gifts. You can purchase pre-assembled coffee, hot chocolate, and tea gift baskets, or make your own. Breakfast baskets are also popular. Look for fancy pancake mixes, real maple syrup, jams and jellies, and boxed mixes for scones and biscuits.

Bring your edible gift basket to the next level by mixing in related, but inedible items. If your friends love wine, add some cute wine charms and an electric corkscrew. Look for coasters that are personalized to the geographic area of the new home. In a breakfast basket, you could add a couple of specialized pancake plates.

Living housewarming gifts

Every home needs at least one plant. Help your friends get a head start by bringing a small plant in a beautiful planter. If your friends don’t have green thumbs, look for plants that are hard to kill, like succulents. Another fun idea is to gift several small potted herbs. Your friends will love them arranged on the windowsill in the kitchen.

Wedding checklist

3 Reasons Buying a New Home is Like Planning a Wedding

Few life events require as much planning and preparation as weddings and purchasing a home. But that’s not the only reason why buying a new home is similar to planning a wedding. And believe it or not, some couples actually do both at the same time. If you’re planning your dream wedding and buying your dream home, you’ll notice the following similarities.

You both need to get on the same page about expectations.

They say that opposites attract. However, it’s certainly helpful for both partners to be similar in certain ways. Both of you will need to get on the same page regarding the expectations for the wedding and the home. When you’re checking out the listings of Wilmington-area homes for sale, each of you should keep a separate list of must-have and nice-to-have amenities. For instance, if you have your heart set on a single-family home, but your partner is partial to townhomes, some compromising is in order.

You need to develop a comprehensive budget.

Some couples spend only a few hundred dollars on a bare bones wedding, believing that love is more important than materialism. Others decide to make that perfect day as special as possible, and spend thousands on the florist, venue, band or DJ, caterer, dress, and cake. Regardless of your approach, you and your partner need to develop a comprehensive budget for the wedding that includes allowances for every type of expense. The same method applies to buying a home. Knowing how much home you can afford is only part of the equation. You’ll also have to figure out your down payment, develop a budget for moving expenses, and figure out how much you’ll spend on furnishings and décor. And unless you’re buying a new construction, move-in ready home, you might also have to shell out some cash for repairs.

It’s all about location, location, location.

Selecting the right location is one of the most important steps in the process of either buying a home or planning a wedding. For the wedding, you’ll want a beautiful location that will look great in the wedding photos. You’ll have to decide whether you want to stay close to home or opt for a destination wedding. For your new home, location is even more important, since you expect to be there for years or decades, rather than a day. Look for a community that’s convenient to major attractions and major cities nearby, but also has the right family-friendly atmosphere for your future.
